New transactions can be submitted through our intake form – it’s quick, organized, and ensures we have everything needed to get started right away. Supporting documents can be uploaded directly through the form as PDFs.
If you use DotLoop, Transact, or Transaction Desk, simply invite Amplified Contracts, or your TC, to the transaction and we’ll pull the necessary documents directly.
In all cases, work begins once we receive your completed Transaction Intake form and supporting documents.
We can open a file with a fully ratified contract, or listing agreement, and basic contact information. However, for the smoothest start, we prefer a fully submitted file whenever possible.
To get started efficiently, we ask for:
- Fully ratified purchase contract or listing agreement
- Contact information for all parties (clients, title, lender, cooperating agent, and HOA/Condo if applicable)
- Buyer pre-qualification or proof of funds, if required
- All required addenda and disclosures, including brokerage-specific compliance documents
This allows us to hit deadlines immediately and avoid back-and-forth once the file is opened.
We specialize in Florida but we also support agents across the country. While licensing requirements vary by state, transaction coordinators can assist with unlicensed activities nationwide. We'd be happy to talk through how we can support your transactions!
Preferably via email for transparency and documentation purposes. We will use a mix of email, phone, and text (depending on your preference) if needed. You'll be copied on every email sent as part of the transaction (and on the group texts with your client), and we'll reach out by phone if anything urgent comes up.

We use AFrame Transaction Management Software to track every milestone and due date. You'll have access to an agent portal for full visibility, while clients receive a login-free portal to follow along. We also send Google Calendar invites for key deadlines, keeping everything organized and nothing slipping through the cracks.
We offer a 2-hour turnaround once a contract is fully submitted.* Contracts received after hours or after 3pm will be started the next business day. It's crucial that we receive the contract and contact information as soon as possible so that we can ensure the escrow deadline is met!
*A fully submitted contract includes all required addenda, the contract or listing agreement, and the applicable contact information.

We plan ahead and have backup support to make sure your transactions never miss a beat.
Our hours are Monday - Friday 9 am - 5 pm. We understand that this business is 24/7 and we do our best to make exceptions for truly urgent matters. In some instances, we may charge for after hours time - this will always be clearly communicated beforehand.
Yes, we do offer limited à la carte in-person support (for example, showings or lockbox pick-up). However, we are based in the Tampa Bay area and are only able to provide in-person services locally.
Yes! The founder (and TC) of Amplified Contracts is a Florida real estate licensee and REALTOR®. Florida does not require transaction coordinators to be licensed unless they perform activities that require a license.
Absolutely. All information is kept secure, protected with VPNs as needed, and never sold. Contact information is shared only with transaction parties as required.

Listing Lite and Compliance Only services are typically invoiced at the time services are requested and payable upon receipt. Contract to Close services are generally invoiced after closing and may be paid via Zelle or Venmo.
For select high-volume agents or teams, alternative payment arrangements may be available.
